Per square metre rates

Most plasterers charge £200 to £280 per day in the UK, or roughly £15 to £25 per square metre for a skim coat. Full re-plastering (removing old plaster and applying new) costs £25 to £40 per square metre. Dry lining with plasterboard costs £30 to £50 per square metre including boarding and skimming.

Skim coat vs full re-plaster

A skim coat is a thin layer of finish plaster applied over existing plaster or plasterboard. It is the cheapest option and suitable when the underlying surface is solid and reasonably flat. A full re-plaster involves removing the old plaster back to brick or block, then applying two coats of new plaster. This is necessary when the old plaster is blown (detached from the wall), crumbling, or too uneven to skim over.

What affects the price

Room size is the obvious factor, but ceiling height matters too — Victorian houses with 3-metre ceilings have significantly more wall area than modern builds. The condition of the existing walls affects prep time. Rooms with lots of corners, alcoves, window reveals and door frames take longer than simple box rooms. Access is also a factor — stairwells and high ceilings require scaffolding or tower access.
